  At the University of Suffolk we will not tell you where to live; that choice is yours. However, to help you make an informed decision about where you wish to live, we can provide you with details about accommodation that we recommend. We can also provide you with information about tenancy agreements and other factors that may influence your choice.

  Recommended and Accredited Accommodation

  The University of Suffolk does not own or manage the accommodation recommended to its students. Instead, it is provided by private landlords and property managers that we have a close working relationship with. Currently, recommended and accredited accommodation is only available on and around the Ipswich campus, and not at our Partner Colleges.

  The University of Suffolk Accreditation Scheme has been established specifically for our students, to ensure they have access to accommodation that meets our levels of quality and safety. All of the accommodation recommended by the University of Suffolk is surveyed by the local council to ensure that it meets these standards. In this way we hope to remove some of the stress and anxiety of moving to a new town, and/or moving out of the family home for the first time. While the University of Suffolk can highlight trusted properties and providers, it is the student’s responsibility to assess the suitability based on their individual requirements.

  Athena Hall, the on-campus halls of residence, is the recommended accommodation for first year students or those studying at the University of Suffolk for the first time. It was built specifically for our students and the University of Suffolk was involved with the development and planning of the building to ensure it meets our criteria. Being on-campus halls of residence, Athena Hall does not require accreditation, but it does meet the requirements nevertheless. Athena Hall is perfectly positioned to get the most from student life when you are just beginning your journey.

  Accredited off-campus accommodation can be a useful alternative to on-campus living for those working within a budget or looking for a property with specific characteristics, such as a specific location or offering car parking. Members of our Accreditation Scheme will only be able to advertise to students via the University of Suffolk if their electrical wiring and gas inspection certificates are current; an incentive for the property to be kept safe and well maintained.

  Recommended and accredited accommodation is furnished, utility bills and broadband costs are included in the rental price (unless otherwise stated). Prices are typically quoted weekly for convenience.

  Properties recommended by the University of Suffolk are suggestions only; students are under no obligation to book the accommodation recommended to them. Some students may prefer to make their own arrangements in privately rented accommodation. Students are responsible for determining suitability of accommodation based on their own individual requirements.

  The tenancy agreement between the student and their chosen landlord; the University of Suffolk has no legal involvement with the tenancy agreement. The University may be required to contact landlords to confirm a student is enrolled with us, or if they withdraw from their course. Please note, ceasing to be a student will not automatically release you from the tenancy agreement; a tenancy agreement is a legally binding document for the full duration of time specified within it. Signing a tenancy agreement is a big responsibility; find the information you need to know in these pages.   On-Campus Accommodation

  Athena Hall is the on-campus halls of residence at the main campus in Ipswich. Although it is built on land owned by the University of Suffolk, the building is owned and managed by Fresh Student Living; completely independently of the University.

  It is ideal for:

  students studying at the University of Suffolk for the first time,

  first time renters moving out of the parental home,

  students new to Ipswich and not familiar with the area.

  Location

  Athena Hall is just 300 metres from the Waterfront Building on the Ipswich Waterfront and next to the James Hehir Building. Local shops and amenities are close by and the town centre is just a 10 minute walk away. The main Ipswich train station is approximately a 20 minutes’ walk.

  Property Details

  With 590 bed spaces, Athena Hall offers a mixture of cluster flats and studio rooms. In addition to the information below, further details including a sample tenancy agreement are available on Fresh Student Living's website:

  Fresh Student Living – Athena Hall

  Cluster flats – between 4-7 bedroom flats with a communal kitchen/common room. Each single occupancy bedroom is lockable and is ensuite with a lavatory, hand basin and shower cubicle. Rooms are furnished with a ¾ sized bed, wardrobe, chest of drawers, desk and chair, shelving units and curtains or window blind. The kitchen contains a fridge/freezer, oven, microwave and sink, along with ample cupboard space. There is also a breakfast bar with stools and a lounge area with sofas. Single sex flats may be available, subject to demand.

  Studio rooms – available for one mature student or a student couple. Furniture includes a double bed, wardrobe, desk and chair, shelving units and curtains, sofa and coffee table. The ensuite is the same as detailed above. The kitchenette contains a fridge with freezer compartment, microwave oven, two ring hob, sink and breakfast bar with stools.

  Athena Hall also has a large common room for social events and a self-service laundry room on site. There are no car parking facilities available at Athena Hall; students requiring car parking would be advised to make their own car parking arrangements elsewhere or to consider alternative accommodation with parking facilities.

  All prices above are inclusive of utility bills, internet access, contents insurance and IPTV (TV on demand via the internet). Prices shown are for the 2017-18 academic year.

  The deposit and first term’s rent are payable in advance of moving into the accommodation; this may be before you receive your first student finance payment and it is therefore advisable to save for this payment via methods other than relying on student finance. Most students will pay termly; speak to Fresh Student Living if you wish to see if you can pay monthly - charges may apply.

  Other information

  Athena Hall is managed by the management company Fresh Student Living (FSL). Students intending to take accommodation at Athena Hall will be required to sign up to a tenancy agreement with FSL. There is no legal connection with the University of Suffolk. It is the student’s responsibility to understand and agree/sign the tenancy agreement and to determine the suitability of the accommodation depending on their needs and their ability to pay the rent. Students should not sign a tenancy agreement with any accommodation provider until they are completely happy with their choice.

  The information provided is purely for guidance. All tenancy details should be discussed direct with the accommodation provider.

  If you book a room and wish to cancel it, please note that will only be entitled to a refund the full deposit and be released from the tenancy agreement if you are cancelling due to not meeting the conditions of your offer at the University of Suffolk; not if you decide you no longer wish to live there or have secured a place at a different university. For this reason students are advised to only book once they are certain they wish to live at Athena Hall, and those students selecting the University of Suffolk as their insurance choice are advised not to book a room or pay a deposit unless they decide to study here.

  Students bringing a TV set or watching TV as it is broadcast on any device include a laptop or mobile phone will require their own TV licence.   Data Protection

  Landlords of recommended and accredited accommodation may need to confirm with the University of Suffolk, your applicant/student status before offering you a tenancy, and similarly to confirm continued student status throughout the term of your tenancy agreement. By choosing to live in recommended and accredited accommodation you are agreeing to this exchange of information taking place.

  By taking out a tenancy in recommended and accredited accommodation you will also be agreeing to allow the University of Suffolk to request student occupancy details from the landlords for the purpose of producing statistical analysis reports.

  Off-Campus AccommodationHere at the University of Suffolk, we understand that on-campus accommodation does not suit all students. As a result we have created the Accreditation Scheme to provide a wider range of options for students choosing where to live.

  The Accredited Accommodation Scheme was established specifically with our students in mind. Properties within the Accreditation Scheme are privately owned and managed and we only advertise properties that have been inspected by Ipswich Borough Council to ensure they meet our standards of quality and safety.

  Off-campus accredited accommodation is ideal for:

  Continuing students;

  Students who do not wish to live in on-campus halls;

  Groups wishing to live together;

  Students on a budget;

  Students looking for more independent living.

  All properties are within easy walking distance of the campus, or on good transport links. Secure off-road parking is available at limited locations; additional charges may apply.

  Tenancy lengths may vary; please refer to your timetable to see the length of tenancy agreement you will require.

  Prices typically range from £88 - £99 for a room in a shared house; £80 - £100 for a room in halls with a shared bathroom; £98 - £100 for an ensuite room in halls. All prices are quoted weekly. Utility bills and internet access are included in the rental costs, unless otherwise stated. The properties are furnished, but it is likely that students will need to bring their own cutlery/crockery and bedding. All accredited accommodation is non-smoking.

  Some properties are situated between the Ipswich campus and Ipswich Hospital, which may benefit students on NHS placements at this location.

  How to apply

  You can request more information about accommodation recommended by the University of Suffolk by filling out the Accommodation Request Form on the My Applications section of the Applicant Area; the form will only be visible once you have received a course offer.

  Useful Accommodation Advice

  Whether you choose to live in on-campus or off-campus accommodation recommended by the University of Suffolk, or choose to source your own accommodation in the private rental market, you may find the information below very useful when renting accommodation.

  The information below may be particularly useful if you are renting for the first time. This guide provides an overview of tenancy agreements and deposits, providing you with useful “need to know” information.

  Top Tips

  Research your options; don’t just settle for the first accommodation you find. You will be the one living there so make sure you are happy with your choice before you make a booking.

  What can you afford? Remember to budget enough for food, transport, text books and materials for your course, and entertainment.

  Always view the accommodation where possible. No one knows what you are looking for better than you and viewing the accommodation yourself can make all the difference.

  Save for your deposit and advanced rent payments so you do not have to wait on your student finance coming through before you can move in. Your landlord will tell you the amount due and when you must pay it by.

  Check the tenancy dates. You won’t be able to change the dates once you’ve signed the tenancy agreement. Check your timetable so you can book an appropriate length tenancy.

  Read through the tenancy agreement in full before you sign it. A tenancy agreement is a legally binding document. Make sure you understand and agree to be bound by all of the terms and conditions and get assistance if you do not understand any of it. See the Glossary of Terms below for more information.

  Check your chosen accommodation has all of the facilities you require: accessibility, ensuite, laundry facilities, security, parking, near shops, near the University, near public transport.

  Is there a cancellation clause or cooling off period? Under what circumstances would you be released from the tenancy agreement or be entitled to a refund of your deposit if you have a change of circumstances?

  Financing your Accommodation

  Accommodation is likely to be the biggest expense you have whilst at university so it is important to get it right. It will be your second most important expense, after food.It is normal to expect to pay a deposit and advanced rent prior to moving into your accommodation. Four weeks rent for a deposit and 4-6 weeks rent for advanced rent is normal, but landlords can charge more; the exact amount payable in advance will depend on the room and property you choose to book.Many students will need to pay their deposit and advanced rent before their first instalment of student finance is due to them. We strongly recommend that students plan for this and save for their deposit/advanced rent over the months leading up to the start of their tenancy agreement.Students moving away from the parental home may be entitled to a more substantial maintenance loan from Student Finance England; see their website and online calculator for more information. Getting an idea of how much funding you are entitled to may be useful in helping you decide what accommodation you can afford.

  Glossary of Terms used in accommodation

  Tenancy: A contract between tenant (student) and landlord (note: not the University of Suffolk). This is likely to be an Assured Shorthold Tenancy (AST) or license. make sure you read through the tenancy agreement in full and agree to all of the terms and conditions before signing. Once signed, a tenancy agreement becomes a legally binding document fo the duration specified, regardless of your student status. You will not normally be able to end the tenancy earlier than the end date specified in the agreement, unless there is a break clause or youare able to find a suitable replacement tenant to take over the remainder of your contract. Always get a tenancy agreement in wrigint; never rely on a verbal contract.

  Rent: Accommodation is likely to be your biggest expense. Your rent will be your second most imporatnt bill, after food. Check you can afford your preferred accommodation before you book - allowing enough money for other expenditure. Utility bills and internet access will be included in your rent if you choose to live in Recommended or Accredited Accommodation, but if you choose to rent privately, you should check if these will be included or additional to your rent. If it is additional, you might want to see if you can get an idea of how much it might be. A sum of advanced rent will likely be payable before you move into your room. Your landlord will be able to confirm the amount required and to date it will be due to be paid once you have chosen your specific room.

  Deposit: Normally paid by the tenant to protect the landlord against any breakages or damages to the property (excluding fair wear and tear) that may occur during the tenancy agreement. Sometimes used to reserve a room and give the landlord some guarantee that the tenant will take the room. Once the tenancy ends, both landlord and tenant will discuss if there have been any breakages/damages that the tenant is liable for and the rest of the deposit (or all, if there are no breakages/damages) will be returned to the tenant. The deposit is sometimes referred to as a holding/damage deposit. Check with your landlord what it will be sued for, how much it is, and under what conditions it is refundable (if any). The landlord must protect the deposit in one of the tenancy deposit protection schemes and provide you with the details of the scheme used.

  Inventory: This is a list of furniture/other items in the property. A tenant should be asked to complete an inventory withthe landlord at the start of the tenancy. Be sure to record any missing items, or marks/damage that is visible. Both the tenant and the landlord should keep a copy to revisit at the check-out inspection at the end of the tenancy agreement.

  There are other companies that will advertise student accommodation that does not have University of Suffolk Accreditation. Make sure you investigate these properties thoroughly; the University of Suffolk cannot comment on the standard or suitability of non-accredited accommodation.   If University of Suffolk Recommended and Accredited Accommodation is not for you and you choose to arrange your own accommodation elsewhere, you will find a variety of online property search engines and lettings agents that advertise accommodation that may be suited to your needs. Local publications may also have regular or periodic housing sections and supplements detailing local agents and vacancies. Please note, not all landlords are prepared to accept students which means you may need to search a little longer than a non-student in finding your perfect property in the private rental market.

  Accommodation for NHS StudentsStudents on an NHS course will be required to attend a clinical placement as part of the course. Depending on the course, you may be able to choose where your placement is, or give a list of preferred locations. Accommodation may be available at some placement locations; your tutors will be able to assist you with how to arrange this. The Infozone does not assist with placement accommodation.Some students will choose accommodation only in Ipswich and commute to their placement; some will take accommodation only at their placement and some will take both. Students are advised to look into the different options to see which one will suit their own individual circumstances before booking accommodation.

  Students taking accommodation at both locations may be able to claim the cost of one accommodation back from the NHS. More details about this can be found on the NHS Student Bursary website.

  A free bus will be provided for Nursing and Midwifery students who have their base site registered as James Paget or West Suffolk Hospitals, taking you to and from the main campus in Ipswich on the days you need to attend.
